Most of Our Sellers Have Never Seen Their Lot
Half the parcels in Hawaiian Acres are owned by people on the mainland — inherited from parents, bought at a tax sale in the '90s, or purchased sight-unseen during some land boom or another. If that's you, you're our specialty. We sell your lot without you leaving your couch.
What We Actually Do
- Walk and document your lot. Photos, video, GPS corners, terrain and access notes. Most mainland sellers have literally never seen a photo of their own land — buyers notice the difference.
- Price it honestly. We give you recent actual sales on your road, not a fantasy number to win the listing. Overpriced land in Puna doesn't sell slowly — it doesn't sell.
- Market where land buyers look. MLS, the national land sites, and — this matters most — our own buyer list of people who've told us exactly what they want.
- Structure seller financing if you want it. Carrying paper typically gets you a better price and a monthly income stream. We'll set it up properly through escrow. Here's how it works.
- Handle closing remotely. Mail-away signings, notary coordination, the works. You cash the check in whatever time zone you're in.
What It Costs
Standard commission on land, agreed up front, no marketing fees, no charge for the lot documentation. If your parcel has a problem — title cloud, unpaid association fees, a mystery structure — tell us early; we've untangled most versions of every mess and none of them shock us anymore.
Fair warning we give every seller: the market here is honest but not fast. Well-priced lots move in 1–4 months. If someone promises you a two-week sale at a premium price, ask them how.
